Fall at Lake Petenwell

The fall season throughout Wisconsin is typically a beautiful time of year. With the grandness of Lake Petenwell, the stunning beauty and fall colors are even more impressive. A boat ride around the lake taking in the multi-colored and forested shoreline provides for an enjoyable fall ride. While enjoying the colors, one is also sure to come across flocks of geese and even sand hill cranes migrating to warmer climate. The deer become more active and the turkeys are always out in the fields and along the road ways.

Unfortunately it also means the end of summer and another great boating season. The site of vacant boat lifts, removed piers, and lack of boating activity are just another sign that winter is right around the corner. While we already anxiously await the arrival of the next boating season, we leave you with some colorful fall photos taken from the Lake Petenwell area.

Log Homes for sale on Lake Petenwell…

If you have ever toured the shoreline of Lake Petenwell you might think that Log Home Living had something to do with the development.

More often than not you will find gorgeous custom log homes ranging in size from 1,000 – 20,000 sq. ft. in size.  Now these are not your old log homes heated just by wood stoves, with no running water, and missing the modern conveniences we have all come accustomed to enjoy.  Many of these log homes not only have all the modern conveniences but also many of the high end luxuries you would expect in top of the line homes.  Granite counter tops, solid wood floors, chef’s kitchens, soaring vaulted ceilings, air conditioning, back up generators, geo-thermal heat, custom outdoor kitchens and fire pits, and typically loads of lakeside windows to take in spectacular views.

Below is a sampling of log homes currently for sale on Lake Petenwell.

LOG HOMES FOR SALE ON LAKE PETENWELL

If you are in the market for a log home on the lake, Lake Petenwell will most likely provide the greatest diversity of log homes in one general area.  At TFM we know the market, area, and some of us even live in log homes ourselves.  Drop us a line and we’ll be happy to help you find your perfect log home

Lake Petenwell Land Liquidation Sale

A select group of lots will be liquidated this weekend on Lake Petenwell for well below market values.  2-acre lake access lots with a permanent boat slip will be sold for only $29,900.  2-acre lakefront lots with 150′ of frontage and awesome sunset views will be sold for just $99,900.  And, if you are in the market for a much larger parcel, how about 6 acres with 450′ of frontage for just $249,900.  These values represent a 60% – 70% discount to their original prices and are one of those pockets of opportunity that are hard to pass up.  Can you make it up for the event this weekend?  Give us a ring at (888)470-5253.

Current Market Conditions for South Central Wisconsin Waterfront property

Is NOW the time to buy lake property? Carolyn Bigda and Amanda Gengler wrote in the July issue of Money Magazine that “now is a compelling time to acquire a second address”.

Need financing? Thirty year fixed-rate mortgages are now only 4% and the Wall Street Journal just published an interesting article. “Low interest rates are driving high-end home buyers to supersized mortgages at a pace unseen since the housing boom.  But the deals may have a limited shelf life.  So-called jumbo loans, generally those bigger than $417,000, are a better bargain now than they have been in years.”  Read the full article here.

New research of the south central Wisconsin waterfront market bears some very interesting facts. When analyzing year to date sales from 2007 to 2011 its apparent that the volume of sales was lowest in 2008 while the lowest average price was in 2010. The number of sales has steadily increased with 36% more sales occurring YTD in 2011 vs. 2008 while average prices are now at a 3 year high.

Summer sales, which occurred from June 1st to July 22nd of each calendar year, are even more interesting. In that 7 week period there were 102 waterfront sales this year compared with 98 in 2007. 2011 showed an increase of 208% when compared to sales in 2008 and it’s NOT due to discounted prices. The average YTD sales price is at a 3 year high and is within 4% of the average sales price in 2007.

We occasionally hear that buyers are waiting for the market to bottom. These metrics clearly show that the overall market for waterfront property has bottomed and that recovery is well on its way.

There are still some great opportunities available and that’s where we come into play. If you are in the market for lakefront, and you’re positioned to make a purchase this year, we can identify those great bargains for you. We specialize in everything waterfront and if we don’t have what you are looking for, we will find it for you. Through our Buyer’s Brokerage Program we can locate, help you negotiate and close on your dream waterfront property. So what are you waiting for? With the upward swing already taking place and interest rates at a historic low, NOW is the time to buy and we’d be honored to assist you with your purchase.

Even after 10 years, their fondness for Lake Petenwell is still growing…

Have you ever dreamed of a relaxing get-away of all your own? Well, we found it! We needed just the right feel for our secluded place in the woods to build our log home. Living in Canada had set the stage for just the right location, a place where it would feel like a retreat and yet far enough away from the hustle and bustle of the big city.

One weekend 10 years ago, we met Mike Coke from Terra Firma. Now, who works on Father’s Day? Well, this dedicated agent was so friendly that we couldn’t say no. This meeting was one of the best decisions of our life. Arrangements were set and while driving into the property, both of us looked at each other and said, “This is it!” without even getting out of the car.

With the bounding huge oak and pine trees and the beautiful large expanse waters of Lake Petenwell, it only took us less than an hour to walk the property and sign a contract to purchase one of the most beautiful pieces of land we could have ever imagined. And to this day, we cherish each weekend and vacation time at our retreat.

Overlooking Lake Petenwell at sunset is paradise found. This piece of land not only provides tranquility, but the door back to nature. There is so much to experience around our lake house whether boating, fishing, socializing on the lake or access to miles of ATV and snowmobile trails, hunting, restaurants and evening bonfires, it confirms this was one of the best decisions we ever made.

So, if you want a piece of nature, trust me, call Terra Firma. They will make it happen for you. Your life will change forever. Ours did.

Lake Petenwell’s 15th Annual Catch & Release Musky Challenge

Musky Caught on Lake Petenwell, Photo Credit to Todd Forcier

The 15th Annual Catch & Release Petenwell Musky Challenge was a success. This year’s fishing tournament proved to be an enjoyable event for all participants. The event was held on Lake Petwenwell and was sponsored by Black River Bait Co. A total of 80 boats and 160 participants were in attendance.  The tournament kicked off on Friday, May 13th and within the first day a total of 37 muskies were caught, 32 of them being tournament-legal fish (34 inches or greater). Day one resulted in 2 triples, 2 doubles and several singles. On day two, a total of 12 tournament-legal fish were caught. Competition was tight as the tournament came to a close, but it was Dan Frick and Jeff Daniels that came away with the first place prize. The team tallied up a total of 4 fish and 190 points, earning them $4,000 in cash winnings.

The fishing tournament showcased Lake Petenwell as an excellent recreational resource. The tournament was also successful at raising money and awareness for Lake Petenwell’s musky population.  A team of DNR members and fish biologists gave each musky a PIT tag. These tags allow scientists to determine important information about the fish such as movement patterns, growth and survival rates. By the end of the tournament, a total of $4,300 was raised. Of the proceeds, $1,000 was donated to Lake Petenwell’s local Department of Natural Resources. The remaining $3,300 went towards purchase-muskies for fall stocking to ensure a healthy environment for the fish and hopes of holding a 16th annual tournament come next May.

TFM Wisconsin would like to congratulate all of the winners of the Musky Challenge. If you’re searching for the ideal fishing property, you’d be hard-pressed to find a better location than Lake Petenwell. Let us know when you’re in the area to fish and we’ll show you some lakefront and lake-access properties for sale on Lake Petenwell.
